Summary:

South Kensington, Earl's Court and West Brompton in the Royal Borough of Kensington are conveniently placed amongst the extremely affluent centres of Knightsbridge and Chelsea. It is an elegant and expensive area, which caters for the wealthy. In South Kensington, there is also a student population - Imperial College London and various language schools attract foreign students who contribute to the area's international flavour. The French Consulate and a French school also add to the cosmopolitan atmosphere. Tourists flock to see the attractions, such as the Albert Memorial, Kensington Palace and the numerous museums and theatres. There is a plentiful supply of smart shops and restaurants. Earl's Court - famous for Earl's Court Exhibition Centre, is one of the country's largest indoor arenas and a popular concert venue.

Properties:

South Kensington and West Brompton have very impressive examples of early/mid Victorian architecture. Smart multi-storey stucco houses, many of which have been converted into flats, as well as up-market red-brick blocks of mansion flats many with attractive communal gardens. More modest homes can be found to the north of Fulham Road. Earl's Court is slowly catching up, with many attractive streets of colourful Victorian cottages and terraces with a village atmosphere. Earl's Court East is home to many multi-million pound apartments and houses in smart garden squares and residential streets. Larger houses command very high prices, this part of Earl's Court covers The Boltons, salubrious properties round an oval garden and valued upwards of £20m. Squares of large stucco houses equal its pricey neighbour, Kensington. Earl's Court West sees a different architecture, its once cheap hotels and grimy bedsits favoured by short term tenants have largely been replaced by modern flats or returned to their original grand family homes. There are still quiet streets of Victorian terraces hidden away behind busy streets.

Buyers:

South Kensington and West Brompton: Wealthier families, international businessmen and their families, and embassy staff who can afford the good choice of luxury homes to rent or buy. Earl's Court has long attracted young professionals, and there is a healthy rental market.
