Summary:

South Newham encompasses the Royal Docks, which closed to commercial traffic in 1981 leaving a vast expanse of dereliction and industrial decay. Now, direct transport links (the DLR) with the city of London and Canary Wharf has opened up the borough as a desirable place to live and redevelopment has brought thousands of new homes. Notable residential complexes include Eastern Quay, Capital East and Gallion's Reach. There is a new university campus for the University of East London as well as the Excel Exhibition Centre - new home to the Boat Show. The area also boasts London's innermost City Airport.

Regeneration of London's Docklands has brought a great mix of modern housing with smart flats, warehouse studios, low rise and 13 storey blocks; those nearest the river generally fetching the higher prices. New developments sit alongside the traditional neighbouring communites such as Canning Town and Custom House where local pressure has led to homes being refurbished rather than replaced. Depressing council estates are now seeing investment although there is still some way to go.
