Summary:

Peckham in the borough of Southwark is situated approximately 3 miles from Charing Cross. The area is traditionally working class and cosmopolitan. The centre is very busy and traffic congestion is a major problem. Much of North Peckham is taken up with council housing, though many homes are now modern and well maintained due to a major regeneration programme over the past decade. Huge EU investment and state money has been poured into the area to improve housing and renovate the streets. In contrast, South Peckham has a good stock of respectable suburban housing and the area has seen an influx of trendy cafes, wine bars, boutique shops and artists studios.

Properties:

The 20th century tower block mistakes of North Peckham have been replaced by low-level housing projects and there are new developments of modern housing and flats to the south of Commercial Way. Whilst much has been achieved, there are still areas of concern that have significant social/economic implications for the community as a whole. In contrast, South Peckham has respectable streets of solid Victorian and Edwardian terraced homes, the best of which can be found overlooking Peckham Rye Common and Park. Here too are private new housing developments. Peckham's neighbour, Nunhead, is a quieter and more suburban area and here you will find attractive 2 and 3 bed-roomed Victorian and Edwardian terraces in leafy streets.

Buyers:

First time buyers and families who can't afford East Dulwich. Hunting ground for good ex-council homes and neat Victorian terraces.
