Summary:

The rise of Notting Hill is a shining example of how an area's status can be influenced by fads and fashion. Not too long ago, it was a shabby and downbeat backwater of the city, but the past few years has seen its transformation into a trendy, much sought-after place to live. The film, Notting Hill, starring Hugh Grant takes some credit for the area's new-found fame. North Kensington, too, has seen a rapid change of fortune. Once the grimy neighbour of its more salubrious namesake Kensington, it is fast emerging as a popular place to live for those seeking more for their money in this part of London.

Properties:

Notting Hill has several streets lined with elegant and imposing Victorian houses with leafy private gardens and attractive squares such as those found in Ladbroke Grove. There are grander properties that remain intact as family homes as well as those converted into spacious apartments and flats. On the borders with Bayswater, much more modest properties of smaller terraces can be found. There are also several large estates of council housing with a mixed population of varying income levels. North Kensington in W10 is north of Notting Hill and well-served by the Underground. There are elegant streets of Victorian terraced houses, especially around St Quintin Avenue and Cambridge Gardens. North of Harrow Road, smaller terraces can be found, but they are well maintained and attractive. There is council housing and the inevitable tower blocks, but even here the reaches of fads and fashion have their influence. As rents escalate, both residential and commercial properties are seeing rapid change to both the population and the quality of amenities.

Buyers:

Professional middle-class including a number of celebrities. Bohemian and media types. Families and young professionals in search of better value for money.
