Summary:

East of London, Leyton and Walthamstow have their roots as Victorian railway suburbs built to house the growing numbers of working class. The area still has its local families, but steady regeneration has made it attractive to first time buyers and city workers - excellent shops, recreational facilities, the longest street market in Europe, and above all affordable homes and decent transport to town. The city is about 15 minutes away by Underground.

Properties:

Walthamstow offers spacious Victorian/Edwardian terraces to the south with a good choice of smaller, 1 and 2 bedroomed houses and conversions. Upper Walthamstow to the north is more expensive and boasts larger, Victorian terraces. Walthamstow Village is particularly residential with a distinctly village feel and a good selection of mid-war semi-detached houses. In Leyton, most of the streets are made up of small Victorian terraced houses and property here tends to be somewhat cheaper. Leytonstone is slightly more expensive with the best properties nearest Wanstead. Whilst large areas are well maintained and attractive, council housing has a definite presence, council blocks can be found close to the town centre and a large new estate, Priory Court, has been built. Walthamstow and Leyton have a growing number of purpose-built flats. North Chingford offers a good stock of larger Victorian and Edwardian family homes set in spacious, leafy streets. South Chingford has smaller Victorian terraces and mid-war semi's. A further distance from town makes properties here more affordable. The suburb is on the edge of Epping Forest with pleasant open spaces and is respectable and family orientated.

Buyers:

Whilst the multicultural population is predominantly working class families, young professionals and city workers are seeking here for better value for money than in neighbouring boroughs. This area offers an affordable option to those who wish to live within easy travelling distance from central London. An ambitious plan for further refurbishment should continue to attract potential buyers.
