Summary:

Kilburn's convenient location, just two or three miles from the city centre, and its excellent transport links and good housing potential, have proved both a blessing and a burden to this part of London. Its ever-expanding neighbours, West Hampstead to the east, Maida Vale to the south and the over-burdened conservation area of Queen's Park, are all anxious for a nibble at its borders. Once a stronghold for the immigrant Irish working class, the area still remains a major centre for London's Irish population. Kensal Green, its somewhat smaller neighbour, is also well-served by rail/tube links and whilst it does not yet live up to some estate agents description of "the new Notting Hill", it is gradually losing its downmarket image as property hunters from more pricier areas search for housing opportunities. The conservation area of Queen's Park commands the higher property prices - the closer to the Park, the higher the price. Good transport links, popular schools and excellent facilities.

Properties:

Kilburn and Kensal Green consist mainly of smaller Victorian terraced houses offering a good choice of converted flats as well as a range of family houses. There is a high concentration of council housing in the area including several tower blocks as well as some modern flat developments. Queen's Park neighbourhood boasts mainly large, family Victorian houses in wide tree-lined avenues, pretty 2-bed terraced cottages and Edwardian mansion blocks containing spacious flats.

Buyers:

Popular with families, young professionals. A mixed community in terms of income levels due to the concentration of council housing.
