Summary:

Kennington in SE11 is conveniently situated for easy access to the West End and Westminster via Westminster Bridge and is within a mile to the south-east from the City. The area itself has a dual identity, on one side it offers smart period housing and attractive new developments, on the other, sprawling council estates built in the 1950's and 60's. Vauxhall in SW8 enjoys a riverside position although a large proportion of the area is given over to commercial and industrial use. Similarly, Stockwell to the south is a predominantly working class area due to the large number of council housing estates.

Properties:

To the east of Kennington Road there are pockets of elegant Georgian style houses set in peaceful terraces and garden squares, as well as Victorian streets with imposing properties; a popular place to live because of its proximity to the city. Despite these attractive streets of private housing, much of SE11 west of Kennington Road is made up of large post-war council estates, some more amenable than others. Vauxhall is a mixture of small riverside developments, attractive Victorian streets and council housing estates. There is a new development of high-rise apartments on the riverside near to Vauxhall Station which enjoys excellent views of the river. Stockwell still has a few period homes and attractive streets of large Victorian houses and flats, especially around Albert Square and Landsdowne Gardens.

Buyers:

In selected areas, predominantly busy, professional people - lawyers, doctors, city workers, members of parliament - due to its proximity to Westminster. Also, opportunities to acquire ex-council homes.
