Summary:

Bethnal Green, E2, is an area in the London Borough of Tower Hamlets, located 3 miles north-east of the city centre, in the old East End of London. Once the poorest of Victorian London's districts, E2 is now one of the city's most diverse wards due to the influx of people from city workers to refugees, adding to the already eclectic Cockney population. The attraction of this location is the short journey to work for those with jobs in the City, and a short walk home from the fashionable, bustling nightlife of Hoxton, Shoreditch and Brick Lane. Bethnal Green is focused around the Central Line tube station at the junction of Bethnal Green Road, Roman Road and Cambridge Heath Road.

Properties:

Conversions are plentiful and council estates sit next to luxury apartment blocks. It's an intriguing mix and there are few better places to witness the extraordinary demographic changes overtaking the capital. There are many two and three bedroom terraces, plus new and ex-council flats. Large houses are rare. Lots of smaller flats and smart, Docklands-style warehouse conversions and new builds. New blocks of 'loft-style' flats are adding to the factory and warehouse conversions. Around Bethnal Green Hospital, ex-council properties are good value and sell quickly. The Victorian terrace conversions along Stewardstone Road add Victoria Park to their canal outlook and are understandably popular.

Buyers:

Once a haunt for gangsters and rife with poverty, Bethnal Green has undergone a dramatic regeneration, which has been influenced by its wealthy neighbours, the City and Docklands. The predominately white, working class population has been infused with black and Asian communities and also an influx of young professionals. Lack of good schools tends to deter middle-class families. Possible future tube plans on the western edge of the area is attracting interest.
