Summary:

Bayswater, W2, is part of the City of Westminster and is located approximately three miles west of the city centre and borders the north of Hyde Park and Kensington Gardens. Between Hyde Park and the Westway (A40), on the doorstep of the West End, Bayswater has easy access to central London and a high speed rail link to Heathrow airport. In addition to being one of London's most cosmopolitan areas, the area also boasts London's highest concentration of hotels. With Marble Arch to the east and Notting Hill to the west, Bayswater is home to a huge variety of residents and homes; from the lower end, around Paddington Station, to the multi-million pound houses of Regency Village. There are many good restaurants in the area offering Indian, Chinese, Italian, Thai and Sudanese food. Huge redevelopment projects are underway: Paddington Basin and Paddington Goods Station. London's biggest reworking since the Isle of Dogs, the basin will contain eight million square feet and the goods yard one and a half million square feet of 'built environment'.

Properties:

The area immediately to the north of Hyde Park is mostly comprised of elegant streets and squares, while the area around Paddington train station has many hotels. One of the busiest streets just off Bayswater is Inverness Terrace. It contains a number of Victorian properties, which have been converted into hotels. Once impressive, white terraces are currently a mixed bag; from pristine millionaire's squares, to run-down hostels. Flats are most common. Houses are either very expensive, or very small, or both. The 'New Paddington' project brings smart, modern homes to an already varied area.

Buyers:

The area is favoured by many international business people, due to the proximity to Notting Hill, and also because of the accessibility to a major airport. Westbourne Grove, on the border with Notting Hill is almost as pricey as the Hyde Park Estate. The diversity of the local population is significant and there is a large Arab community, particularly Lebanese, around Edgware Road. There are also a large number of Americans and a substantial Greek community, attracted by London's Greek Orthodox Cathedral.
